If you want a better commercial lawn this season, healthy roots are a must, and aerating your commercial lawn helps set them up for success. Over time, soil becomes compacted, making it difficult for water, air, and nutrients to reach grass roots. Lawn aeration loosens the soil so those essentials can penetrate deeper, helping roots grow stronger and healthier. The result is thicker grass, improved color, and a lawn that holds up better against drought, heat, and heavy use.

Aerating your lawn works by punching holes in the soil or removing small plugs of soil, allowing oxygen, moisture, and nutrients to reach the root system more effectively. This encourages deeper root growth and reduces stress on your lawn, especially in areas that experience frequent foot traffic or have clay soil. Aeration also helps control thatch, which is a buildup of dead grass and organic material at the soil surface that can prevent nutrients from reaching the roots.

Most commercial lawns only need aeration once per year, and in some cases, healthy lawns with sandy soil or minimal foot traffic may be able to skip a year. Lawns with clay soil, poor drainage, heavy use from kids and pets, or thick thatch buildup benefit from annual aeration. The best time to aerate depends on your grass type and when it is actively growing. Aerating during dormancy should always be avoided because the lawn will struggle to recover.

Cool-season grasses such as Kentucky bluegrass, tall fescue, and ryegrass should be aerated in late summer to early fall, typically between September and October. This timing allows the lawn to recover, strengthen its root system, and prepare for winter. Early spring aeration can be done if soil is severely compacted, but it may promote weed growth and limit recovery from winter stress. Cool-season grasses should never be aerated during the summer because high heat makes recovery difficult.

Warm-season grasses like bermudagrass and zoysiagrass should be aerated in late spring to early summer, generally from May through July. During this period of active growth, the grass can quickly fill in bare areas and recover before peak heat or drought conditions arrive. Aerating warm-season grasses during winter is not recommended, as dormant grass will not heal properly.

Soil moisture also plays an important role in effective aeration. The soil should be moist but not saturated. A simple way to check is to push a screwdriver into the ground. If it does not easily slide 3 to 4 inches into the soil, compaction is likely and aeration is needed.

If you don’t aerate your commercial lawn every year, keep an eye out for signs that it’s time. Standing water after rainfall, patchy or thinning grass, bare spots, soil that feels firm or hard, and excessive thatch buildup are all indicators that aeration could greatly improve your lawn’s health. Addressing these issues at the right time helps transform struggling turf into thick, green grass that grows strong from the roots up.
